<ul><li>Check in time is after 4 pm Eastern Standard Time on the day of arrival.</li><li>Check out is before 11 am Eastern Standard Time on the day of departure. Failure to be out by 11 am will result in an automatic charge to your credit card for an additional night.</li><li>Absolutely NO SMOKING in any property.</li><li>PETS of any type ARE NOT PERMITED under any circumstances.</li><li>No parties are welcome at this home. </li><li>PAYMENT – 50% of Payment is due if the reservation is made more than 30 days before arrival and the final 50% due 30 days from arrival. If reservation is made 30 days or less from arrival the full payment is due when the reservation is made. </li><li>Rental payments may be made by credit card or wire only. </li><li>CANCELLATIONS – A written notice of cancelation is required to cancel your reservation and sent by email to Reservations@WoodfordLLC.com. There are no refunds for cancellations made 30 days or less from date of arrival. There will be a 50% refund for cancelations made 90 days or less from date of arrival. Full refund will be available if the cancelation is more than 90 days before arrival. Refunds will not include the booking fee and the 3% credit card processing fee. Refunds will not be given for early departures.</li><li>VIDEO SURVEILLANCE – The Property has exterior only video security cameras placed on the front of the house facing the entrance and parking area. There are no interior cameras. Surveillance footage is not shared unless it is necessary to provide to law enforcement. Recordings are for liability and security reasons. Any attempt at tampering with, manipulating, disabling, moving or obscuring the cameras is prohibited and will result in immediate eviction without refund. </li><li>FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will lead to forfeiture of all fees received by Woodford Properties LLC. Falsifying the number of guests will result in immediate eviction with no refund. </li><li>Upon departure all trash will be placed in the trash cans in the bear proof cage next to the driveway. All used linens and towels will be placed in each bathroom adjacent to the bedroom used. Dishwasher needs to be loaded with all dirty dishes and started.</li><li>These properties are privately owned and managed by Woodford Properties LLC; the owners are not responsible for any accidents, injuries or illness to guests of their invitees that occurs while on the premises. The owners are not responsible for damages or loss of personal belongings or valuables of any guest. By accepting this reservation, it is agreed upon that all guests are expressly assuming the risk of any harm or loss arising from their use of the premises or others whom they invite to use the premises.</li></ul>
